What an after-builders clean actually covers.
Post-build cleaning is the final, detailed clean a property gets once construction, renovation, or a fit-out is complete. The dust that trades throw off, from cutting plasterboard and sanding skirting to drilling into Victorian brick, is far finer than the dust you sweep up at home. It carries a static charge, so it clings to walls and glass instead of settling on the floor where you can reach it. A mop and a domestic vacuum will not clear it. Purpose-built kit will.
From a loft conversion in the Jewellery Quarter to a warehouse turned office in Digbeth, the principle is the same: every surface a person could touch or see gets attention. Walls, ceilings, floors, skirting, glazing, tiling, sockets, vents, handrails and window tracks all come into scope, along with the marks the build leaves behind.
Those marks are the giveaway. Splashes of plaster on new tiles, paint flecks on glass, a smear of sealant on a fresh worktop, mortar dragged across a floor. Clearing them is part of the job, not an extra.
This is almost always the last task before keys change hands, whether the property is going back to a homeowner, on to a landlord, or out to a new tenant or business. It is the difference between a build that is finished and one that simply looks finished from a distance.

Any project that has kept trades on site for more than a day or so tends to leave more residue than people expect, and a finishing clean is what makes the space usable. Across Birmingham these are the situations that come up most.

The work
How the team works through the property.
A post-build clean runs top to bottom and leaves nothing out. The team moves through the property in a deliberate order, room by room, so that areas already cleaned are not dusted over again by work happening above them.
Vacuuming is done with HEPA-filtered machines, not the kind of vacuum you keep in a cupboard at home. A domestic motor blows the finest dust straight back out into the air; a HEPA unit traps it. Walls, ceilings, light fittings and rails are all vacuumed, not just the floor. Dust left sitting on a ceiling drops the moment the heating comes on, so skipping it means the new occupant is reaching for a duster within a fortnight.
Once the dust is lifted, every surface is wiped by hand. Damp microfibre handles most of it, with dedicated products kept for glass, tiling and stainless steel. Gaps, socket faces and vent grilles are each done individually rather than wiped past.
The builder marks come next. Plaster on tile, paint on glass, sealant on a worktop, mortar on a floor, each needs the right product to release it. Where paint or sealant has dried hard on glazing, a blade lifts it cleanly. Natural stone floors, common in smarter Edgbaston and Harborne refurbs, get a stone-safe treatment rather than anything that would etch them.
Glazing is cleaned on both faces where it can be reached safely, with the tracks vacuumed and wiped out. Internal vents and extractor grilles are taken off, cleaned and refitted. One bonus of working in Birmingham is the soft Elan Valley water from the Welsh reservoirs: glass and chrome dry far cleaner here than they would in the hard-water south, so streaking is rarely a fight.
Floors are saved for last: a full vacuum, then a mop or polish suited to the surface, or a steam clean for carpet that was sheeted up during the build. The team checks the whole place over before signing it off as ready.

My builder says cleaning is included. Do I still need this?
It is worth checking what "included" covers. Most builders mean a sweep and a tidy, which is not the same as a finishing clean that lifts fine dust off the high surfaces and clears marks from glass and tile. If you want the place ready to occupy without doing more yourself, a specialist clean is usually the call.
How long will an after-builders clean take?
It comes down to size and scope. A one-bed flat after a kitchen refit can be a single day. A four-bed house after a full refurb is more like two to three. A commercial fit-out can run to a week. The team gives you a firm timeline with the quote.
Can it be done while snagging is still going on?
Generally not. Snagging kicks up fresh dust and would mean cleaning the same surfaces twice. It is better to book the clean for once snagging is finished, even if that nudges the move-in date by a day or so.
How is this different from a deep clean?
A deep clean is for a lived-in property and tackles grease, grime and everyday build-up. A post-build clean is for a finished build and goes after construction dust, builder marks and surface sanitation before anyone moves in. Different equipment, different products, different scope.
Will the outside of the windows get cleaned too?
Where it can be reached safely, yes. Ground-floor and ground-accessible glazing is cleaned on both faces as standard. Upper floors needing scaffold, a cherry picker or a window-cleaning crew are quoted separately if access calls for it.
The developer handed over a new build. Isn't the clean their job?
Usually it is meant to be, but the standard varies a lot. Many developers run a "final clean" that is really the builder's sweep. If your snag list flags dust on light fittings, paint on the glass or mortar on the floors, a specialist post-build clean is what clears it.
Is Birmingham's water going to leave streaks on the glass and chrome?
No. Birmingham is supplied with soft water from the Elan Valley reservoirs in Wales, so there is very little limescale to fight. Glass and stainless steel dry cleaner here than in much of the hard-water south, which makes the finish on glazing and fittings easier to get right.
How does a commercial fit-out clean differ from a domestic one?
