Lever one: the size
Bedroom count is your starting number.
The bill goes on the property, not the clock. A studio opens at £149, a 1-bed £185, a 2-bed £225, a 3-bed £265, a 4-bed £305, and five bedrooms or more from £355. That makes the first lever painless: count the bedrooms and your base number is there.

Lever two: the condition
The base number assumes an ordinary flat.
The starting numbers picture a property in everyday, lived-in shape. The rough ones cost more hours: a tenancy that ran for years without a proper clean, animals in the home, or a packed house share at the year's end. We attach a figure to that at the outset, not partway through the job. Send photos on the quote form and what returns is written and firm.
Lever three: the add-ons

Once quoted from the form, is it locked?
Yes, as soon as the photos confirm the condition. It is agreed in writing before we begin and stays put from there.
Is any of this charged by the hour?
Never. By the property, at a fixed figure. An hourly rate pays a cleaner to dawdle and leaves you exposed when the time runs dry mid-job.
What pushes the figure higher?
Two levers, size and condition, plus whichever add-ons you pick. Every part of it settled ahead of the job, none of it sprung on you while we work.
Is the price the same across Birmingham?
Yes. One ladder covers all fourteen areas we serve. A 2-bed in Harborne is priced the same as a 2-bed in Erdington.
What about properties over five bedrooms?
