Think of a move-in clean as a checkout run in reverse. At the end of a tenancy the place is judged against the check-in report. At the start, that report is still being written. Whatever it notes becomes the bar the next tenant has to clear on their way out. Getting the property properly clean before the report is filled in helps everyone: the new tenant inherits a fair starting line, and the owner has a documented baseline to point back to.

Every empty week eats into the return, and a tired-looking flat photographs badly and lingers on the portals. A clean before the viewings and the listing shots puts the property at its best when first impressions are being made, which shortens the void. After a repaint or a refurb, we lift the fine dust, paint spatter and plaster that the trades always leave in their wake.

The arriving tenant side

You should not inherit the last lot's mess.

You have signed, collected the keys, and the previous tenant has left the place grim. None of that is on you, and your first weekend should not be spent scraping someone else's cooker. A move-in clean brings the property up to a standard you would actually be happy to unpack into.

Getting it done early guards your deposit too. Photograph each room the day you take the keys, get the clean booked, and you hold a dated account of what you walked into. Where the check-in report shows the flat was already dirty when you arrived, that is a charge nobody can pin on you at the end.

The full checklist, room by room: kitchen and the insides of the cupboards, bathroom, skirtings, window tracks, then the whole place vacuumed through and the hard floors washed. Nothing in the way makes it faster and more thorough, so the best time to have us in is the window before any furniture lands.

Ovens and fridges sit outside the base clean as add-ons: an oven deep clean runs from £55, a fridge or freezer from £25. On a between-lets job the oven is usually worth adding, because the arriving tenant tends to open it first. Whatever the total, it is fixed in writing before we begin.

Does a move-in clean match the checkout clean?

The clean is identical and so is the price. Every room, worked to inventory standard, off the same checklist. What differs is the moment we come: a move-in clean readies a property for an arriving tenant, a checkout clean signs one off on the way out.

Who foots a move-in clean, owner or tenant?

It goes either way. Owners and agents tend to cover it for a between-lets job or after building work. An arriving tenant covers it when they have taken on a flat the last person left dirty and want it sorted properly. Whoever books it gets the price fixed in writing and the itemised receipt afterwards.

Can it be done ahead of the furniture going in?

Yes, and that is the version we prefer. An empty property lets us get to every corner, skirting and stretch of floor, so if you can hand it to us before the new tenant brings their things in, do.

How soon after building work should we book?

Wait until the works are signed off and the trades have cleared out. Refurbs and repaints scatter dust, paint flecks and plaster everywhere, so the clean belongs at the very end, right before viewings or the tenant, not running in parallel with the tools.

Do you need access arranged for a move-in clean?

Yes. We sort access with whoever is holding the keys, whether that is the owner, the agent or the arriving tenant. Tell us how we get in at the time of booking and we build the slot around it.

Is a move-in clean covered by the 48-hour guarantee?
