Fair prices, no catch
Affordable end of tenancy cleaning in Birmingham.
Cheap is no bargain if the cleaner ghosts you and the invoice balloons. What you get here is a fixed figure off a published ladder from £149, a 48-hour re-clean guarantee under every job, and that figure locked in writing before any work starts.
Checked July 2026.
Prices published in full. Nothing hidden. 48-hour re-clean guarantee.
Reading a cheap quote
The trouble with the cheapest quote.
Go looking for a bargain checkout clean and you will turn up numbers comfortably below ours. A few are genuine. Many swell on the day, with a condition surcharge, a mileage charge, or a fee for kit that never came up on the call. And the very lowest quote of all belongs to the cleaner who simply does not turn up the morning before your inspection.
The bill is not where a bad clean hurts. The damage is the checkout you fail, because deductions come off your deposit against the inventory standard and a rushed couple of hours will not reach it. The honest measure of affordable is what leaves your pocket after the deposit is squared, not the figure you were quoted.
- Red flag: a number only ever said aloud, never put in writing
- Red flag: no guarantee named anywhere on the job
- Red flag: no reviews you can turn up online
- Red flag: cash demanded before anyone has even seen the place
What we mean by fair
A price list, not a negotiation.
The whole ladder is out in the open: studio £149, 1-bed £185, 2-bed £225, 3-bed £265, 4-bed £305, five bedrooms and up from £355, with the add-ons sitting right beside them. We are not the cheapest name in the city and we will not claim to be. We pitch in the lower-middle of the Birmingham market, and once the figure is set in writing it does not budge.
Underneath that figure sits the 48-hour re-clean guarantee, a timestamped set of photos of the finished job, and an itemised receipt. Flagged something at checkout? We return at no charge. That is the real economy of a fixed price: you never pay for the same clean twice, once to us and again in a deduction.
- Studio £149, 1-bed £185, 2-bed £225, all on show
- 3-bed £265, 4-bed £305, five bedrooms and up from £355
- Add-ons on show too: oven from £55, fridge from £25, white goods from £19
- Locked in writing before we start, and it stays locked
Straight ways to spend less
Trimming the bill the straight way.
There are legitimate ways to shave the cost. Book with some notice, since a planned visit is far easier to slot than a last-minute scramble. Sharing a house? Divide one fixed figure across the housemates. And handle the rough prep yourself before we come: cupboards emptied, surfaces cleared, bins out. That way our time lands on the checkout points that count, not on wading through clutter.
One more: read the check-in inventory before you tick any add-on. Your duty is the state the place arrived in, not better. If the oven was never deep-cleaned at check-in, the £55 oven add-on is money spent handing it back cleaner than you got it.

A few words from tenants, house shares and landlords we have cleaned for around the city.
The cleaning team did an amazing job with our last-minute end-of-tenancy clean. They were professional, thorough, and left the property spotless. We had no issues getting our full deposit back. Highly recommend their services!
Extremely satisfied with the service. The result was a really good end-of-tenancy clean. They also helped us choose the right service options.
FAQ
Price questions
Questions renters raise while weighing up quotes.
Is £149 really the full price?
For a studio in ordinary condition, that is it. The ladder steps up with the size of the property, and each add-on carries its own listed price. Whatever the total, it is confirmed in writing before we begin and does not shift afterwards.
Are you the cheapest in Birmingham?
No, and we would not dress it up as such. We pitch in the lower-middle of the market. What we stand behind is a fixed figure with nothing hidden and a guarantee attached, which is what makes a clean affordable in the real sense once the deposit is squared.
How can rival quotes come in lower?
Some outfits open low and stack extras on the day. Others quote for a visit too brief to hit checkout standard. Weigh the total you will really hand over, whether the guarantee is written down, and what happens if the agent flags a problem.
Could the price jump on the day?
No. The figure is agreed in writing up front. If a property turns out far rougher than we were told, we raise it before we start, never spring it afterwards.
In a house share, can we share the figure?
Yes. One booking, one fixed figure, carved up however the house sees fit. Most groups simply divide it by heads.
What does the figure actually cover?
The complete room-by-room checkout: kitchen, bathrooms, bedrooms, living space, skirtings and the insides of the windows, with every product and piece of kit brought along. Appliance deep cleans are priced add-ons on top.
